​New Purchase:  
Ensure a copy of the warranty deed is faxed to Advantage Property Mgt. at closing (772) 288-0175. The gate directory cannot be updated until the warranty deed provides notification that the house has been sold.

​Sellers:
​Ensure a copy of the warranty deed is faxed to Advantage Property Mgt. (772) 288-0175. If Advantage is not informed of the sale, the coupon for the quarterly assessment will remain in the seller's name

Covenant by-law violations:  
​All complaints for violations in Sub Divisions of Hammock Creek must be submitted to the Master Association Property Manager. Please include your name and address as well as all appropriate information to assist the investigation of the complainant
​Instructions for all three communities.
     Ensure all tile are secure.
     Roof tiles must me maintained in a neat and clean condition.
     Dogs must be on a leash at all times and picked up after.
     All vehicles must be parked in a manner not to block the sidewalk and restrict the use by resident and no vehicles shall be parked overnight        on any street.
     A valid drives license is required for the operation of a golf cart on all Hammock Creek streets. 
     Please refer to the Declaration of Covenants, By-Laws and Articles of Incorporation for community governing information.
    

BE ADVISED
The Martin County Sheriffs Department monitors traffic controls in Hammock Creek. Deputies will be patrolling the community and citations for traffic violations will be issued.

Architectural Review Board

As outlined in the Master Declaration of Covenants, the ARB is a permanent committee of the Association created for the purpose of establishing and enforcing criteria for the construction, maintenance, repair and replacement of Improvements on the Property. Property is described as the property subjected to the Declaration.

According to the Declaration, 9(a), the Committee shall consist of not less than 3 or more than 7 members all of whom serve at the pleasure of the Board. The approval or disapproval of the Committee is final and dispositive as to any matter coming before it, 9(b). Accordingly, unless a decision is reconsidered by the Committee, there is no appeal or review of its decisions by the Board or otherwise.
